MMCG Analytics is not a data company that added a consulting arm. It is the infrastructure of a working feasibility practice, opened up. Every layer on this site exists because a study needed it first.
What the firm does
The deliverable is a document a lender will accept.
MMCG Invest, LLC produces commercial real estate feasibility studies and market analyses. The output is a signed document that goes into a credit file, and it is relied on by SBA lenders, USDA lenders and conventional banks in support of financing decisions.
That single fact shapes everything else. A study that a credit committee sends back has failed, however well researched it was, so the work is organised around what a committee will ask rather than around what is interesting to write. Studies are delivered in the structures lenders require: SBA SOP 50 10 8, USDA 7 CFR Part 5001 Appendix A, and conventional credit committee templates.
Engagements span more than thirty commercial asset classes, from hospitality and self-storage to car washes, RV and outdoor hospitality, medical office, industrial and multifamily. Typical turnaround from a complete brief is nine to sixteen business days.
These are feasibility studies and market analyses. They are not appraisals. Those are distinct engagements answering different questions, and lenders rely on them differently. The distinction is stated on every deliverable.
Why the platform exists
The first week of every study was the same week.
Every engagement began the same way: assembling. A county property appraiser in one tab, a FEMA flood viewer in another, a state DOT traffic map in a third, a census table in a fourth, then reconciling four different vintages into one defensible picture before any analysis could start.
That assembly is mechanical, it is identical across engagements, and it was consuming the part of the schedule that should have gone to judgement. So it was built once, properly, with provenance attached to every field, and it became this platform.
The constraint that shaped it
The data layer was designed under the constraint that matters: it had to survive a credit committee. Not "is this figure roughly right" but "can I name the publisher, state the period, and defend it under questioning."
That is a stricter bar than a marketing dataset is usually held to, and it is why the pages on this site say what they do not hold as plainly as what they do.
What you can check for yourself
The work is the evidence.
This site publishes a page for every county in the United States that clears its own evidence threshold: 3,144 of them, across 51 states and jurisdictions. Each carries roughly 119 sourced figures, and every one of them names the body that published it and the period it describes.
Nothing on those pages is estimated to fill a gap. Where a dataset is not held for a county, the page says so by name. Where a figure could be modelled plausibly, it is left absent instead. You can verify any number against its stated source without asking us, which is the only claim about rigour worth making.
