Every figure, traced to a record.
This page exists so that any number on this site can be checked. It names every source the build reads, the period each covers, and the rules that decide whether a figure appears at all.
The four pillars
What we mean by sourced, dated, gated and lender-ready.
Sourced
Every figure names the body that published it. Not "market data", not "industry sources". The Census Bureau, the Bureau of Economic Analysis, the EPA, FEMA, the SBA. If we cannot name the publisher, the figure does not appear.
Dated
Every figure carries the period it describes, not the day we fetched it. A 2024 GDP estimate is labelled 2024 even if it was read this morning, because the year that matters to an underwriter is the year the money moved.
Gated
Where a dataset is not held, the page says so by name. It does not estimate, interpolate from a neighbouring county, or quietly omit the section and let the reader assume it was checked.
Lender-ready
The output is shaped for a credit file. That means provenance survives into the export, figures reconcile against their source, and nothing on the page would need to be withdrawn under questioning.
The register
Every source this build reads.
This table is generated from the build's own source manifest as it reads the research packs. It is not maintained by hand, so it cannot describe a source the build did not open.

The gating rule
When a page is short, and why that is correct.
A county page is generated from what the packs carry for that county. The build counts the unique, sourced, county-specific values it can render, and that count decides the page.

A section that cannot carry three county-specific values does not render, and its heading does not appear. All 67 Florida counties currently clear the full threshold.
What is not held, by name
Traffic counts resolve in the platform, not in this dataset, so no AADT figure is printed on a county page. Zoning is in build. Establishment counts by industry have not been acquired, so the competitive supply read is absent rather than approximated. County unemployment was pulled for five pilot counties only.
Each of those is a gap we could fill with something plausible. Each is left as a gap instead, and named here so a reader knows it was a decision.
Common questions
Questions this page should answer.
Why does a section sometimes not appear at all?
Because it did not carry at least three county-specific values. A heading with nothing under it advertises a gap and tells the reader nothing, so the section is removed rather than shown empty. The absence is deliberate and is recorded in the build.
Why are some figures absent when a competitor shows them?
Because we do not hold them. Traffic counts resolve in the platform rather than in this dataset, zoning is in build, and establishment counts by industry have not been acquired. Any of those could be filled with a plausible estimate. None of them are.
How current is this?
The pages are generated from research packs and rebuilt when a pack changes. The content date on this build is 2026-08-05. Each figure additionally carries its own period, which is usually older than the build date and is the number that matters.
